How Better Path Homes Takes a Property From Raw Land to Move‑In Ready

Building a home is a complex process but for our team, it’s a well‑coordinated system that blends field expertise, data‑driven decisions, and hands‑on project management. Here’s how we take a piece of land and turn it into a finished home ready for its new owner.

1. Land Evaluation & Feasibility

Grace — Front‑End Project Manager

Before any construction begins, Grace is the first person on site. Her job is to determine whether a lot is buildable, what type of foundation it needs, and what it will take to prepare the land for a successful project.

She evaluates:

  • Whether the lot supports a slab or crawl space
  • Whether the land needs grading or additional fill dirt
  • Drainage considerations and whether the site avoids issues like grinder pumps
  • How the home will fit the neighborhood and local market needs

Grace also coordinates with:

  • Local real estate agents to confirm the right product for the area
  • Public Works to understand utilities, easements, and potential extensions
  • Planning & Zoning to confirm requirements and permitting steps

This phase ensures we choose the right home for the lot and the right lot for the community.

2. Pre-Construction & Permitting

Once feasibility is confirmed, our team moves the project through the permitting process. This includes submitting plans, verifying setbacks, confirming utility connections, and preparing the lot for construction.

When the permit is approved, the project transitions to the production phase.

3. Construction & Project Management

Matt — Production Project Manager

Once we have permit in hand, Matt takes over. He manages the entire build from the first stake in the ground to the final inspection.

His responsibilities include:

  • Coordinating with our general contractor
  • Ensuring the home is built with the correct features and placement
  • Monitoring progress through each construction phase
  • Keeping the project on time and on budget
  • Navigating city requirements, utility installs, and any unexpected hiccups
  • Managing final grading, drainage plans, and driveway placement
  • Preparing the home to pass all inspections and receive the Certificate of Occupancy

Every home is different and Matt ensures each one meets our standards before it ever hits the market.

4. Listing the Home for Sale

Once construction is complete and the Certificate of Occupancy is issued, the home is officially ready to be listed.

At this stage, our team:

  • Prepares the home for photography and marketing
  • Coordinates with our listing agents
  • Ensures the home is clean, polished, and fully market‑ready
  • Launches the listing across MLS and major platforms

This is the moment the home enters the market and begins attracting buyers.

5. Under Contract & Buyer Support

Matt — Buyer Experience & Orientation

Once a buyer goes under contract, Matt steps back in to guide them through the final steps of the process.

This includes:

  • Coordinating inspections and reviewing repair requests
  • Negotiating reasonable fixes and upgrades
  • Scheduling and overseeing all final work
  • Preparing the home for orientation and move‑in

The buyer orientation is one of the most rewarding parts of the job. During this walkthrough, we:

  • Show buyers how their new home works
  • Review safety features and warranties
  • Explain basic maintenance (especially helpful for first‑time homeowners)
  • Answer questions about surveys, utilities, and long‑term care

Our goal is simple: deliver a home that’s truly move‑in ready and help buyers feel confident and excited about their purchase.

6. Move-in Day

After orientation and final touch‑ups, the home is ready for its new owners. We hand over the keys knowing the home has been thoroughly inspected, professionally built, and prepared with care.
